TAYLOR JAMES E. WHITE Our firm represents Julien Robeson and PHG-Holdings, LLC (the "Applicants") in connection with the captioned application. Robeson owns the property legally described in the attached Exhibit "A" (the "Property"). The Property is zoned C-2 Liberal Commercial. The Applicants are seeking special exception approval to permit a 111-unit elderly housing project. The application includes a request for Class II Special Permit approval to reduce required parking pursuant to Section 917.5 of the City's Zoning Code. After application of the Class IT reduction, the Applicants are providing 73 spaces where 67 are required. In support of this request, we have enclosed the Applicants' request for tax credit financing for development of the elderly housing project. The purpose of this application is to have zoning in place to qualify for tax credit funding. The property is located adjacent to residential properties to the north and east. As such it represents a logical extension of existing residential development. As an infill site, the property is already served by infrastructure. Further lore, services and amenities that exist to serve the residential development to the south need only be extended to serve this property. CITY OF MIAMI ORDINANCE NO. 11469, CODIFIED IN CHAPTER 2, ARTICLE VI OF THE CITY CODE STATES THAT ANY PERSON WHO RECEIVES COMPENSATION, REMUNERATION OR EXPENSES FOR CONDUCTING LOBBYING ACTIVITIES TO REGISTER AS A LOBBYIST WITH THE CITY CLERK, PRIOR TO ENGAGING IN LOBBYING ACTIVITIES BEFORE CITY STAFF, BOARDS, COMMITTEES AND THE CITY COMMISSION.
