Request: Variances, as part of a Major Use Special Permit, for the Bird Road project, from
Ordinance No. 11000, as amended, the Zoning Ordinance of the City of Miami, Article 4,
Section 401, Schedule of District Regulations, Required yards, required additional
setback of one foot per each foot in height after 120 feet in height for buildings with
frontages on Arterial/Collectors roads, proposed to waive additional setback (45-degree
angle), request to waive 52 feet required by 45-degree angle after 120 feet in height
allowing the building to have a maximum height of 172 feet at top of slab; Required
setbacks, to allow front setbacks of 0'0" (10'0" required), a side street setback of 0'0" (7'6"
required), and Green Space, provided 0 sq. ft., required 13,571 sq. ft.
Purpose: This will allow less setbacks and less green space than required for the proposed Bird
Road Major Use Special Permit.
