HomeMy WebLinkAboutExhibit 3THE CITY OF MIAMI, FLORIDA DEPARTMENT OF PUBLIC WORKS JANUARY 9, 2006 REPORT OF PROPOSED RECORD PLAT OF LAFAYETTE SQUARE LOCATED ALONG N.E. 78 STREET AND N.E. 79 STREET BETWEEN N.E. 1 AVENUE AND N.E. 2 AVENUE The accompanying Plat entitled LAFAYETTE SQUARE was prepared by Schwebke- Shiskin & Associates, Inc. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a replat of the property described in the attached Legal Description. The area platted consists of two (2) tracts containing approximately 101,903 square feet (2.34± acres). It is zoned C-1. (2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Robert F. Jackson, Registered Surveyor and Mapper, this Plat complies with the plat filing laws of the State of Florida.. (4) The Certificate of Title Examination dated Le c Ih/- 2 ,2G:49 , signed by 21/y /r L'A-e// , Attorney, indicates that the fee simple title to the property platted is correctly vested in Lafayette Square, Ltd., and Lafayette Square II, Ltd., Florida limited partnership, and that the plat has been correctly executed. (5) The area platted is encumbered by a mortgage and the mortgage holder has executed the plat and joined in its dedications. (6) In accordance with the requirements of Chapters 54, and 55, of The Code of The City of Miami, Florida a Performance Bond in the amount of S252,618.00 has been executed by Lafayette Square, Ltd. And Lafayette Square II, Ltd., Principals, and Platte River Insurance Company, Surety, for the subdivision improvement at LAFAYETTE SQUARE.
