Subsequent to our November 4, 2004 review comments for the subject project, we have
received a revised traffic impact report along with a formal response to our comments from
David Plummer and Associates (DPA) dated December 10, 2004. A copy of the response letter
is attached herewith.
We have reviewed the revised study. Six of the eight issues raised in the original review
comments have been adequately addressed. As per our second and third comments related to
the operation of water taxi and maneuvering of the delivery vehicle respectively, the response
from DPA indicates that the project architect would address these two issues as the project
progresses through the review process.
At this time, we conclude that the revised traffic impact report along with the formal response
meets all the traffic requirements and the report is found to be sufficient. However, as this
project progresses through the review process, the applicant must submit an acceptable site
circulation plan to be approved by the City staff.
