RD. 1-25-05 The following comments represent the unified vision of the Pre _Application Design Review Committee, which consist of all staff members in the Urban Design and Land Development Divisions. COMMENTS: The following comments are being made in an effort to develop projects to their highest potential and make a significant contribution to improving the quality of our built envizonment with great architecture and urban design. The Planning Department appreciates the applicant's willingness to revise the project in order to respond to issues expressed by the Urban Development Review Board. Site Plan • The provision of an open green space (labeled A on the Site Development Plan), in place of the surface parking area previously proposed in this location, is a very positive addition to the development. Architecture +► The committee finds the adjustment to the proposal in order to provide different heights for each of the three towers on the site to be appropriate. • Provide materials and color selections on all elevation drawings. • It is critical that parked cars and mechanical systems within the garages be hidden from view. Provide details of the materials proposed to cover the garage openings, and indicate how all vehicles and mechanical systems within the garage will be concealed from public view. • Any blank wall areas facing the open space recreation areas within the site shall be articulated to provide an attractive appearance. Landscaping • The landscape plan is appropriate as it provides a lush and varied landscaping program. • Consider providing additional benches within the landscaped areas throughout the site and along the river so as to encourage activity and pedestrian use. It is our intention with these comments to aid in expediting Special Permit applications with your voluntary efforts in making the necessary changes; thereby, avoiding any preventable delays particularly prior to a project's submission to the Large Scale Development Committee or the Urban Development Review Board.
