HomeMy WebLinkAboutIntroductionMETROPOLITAN MIAMI MET TWO Substantial Modification to Major Use Special Permit INTRODUCTION Traveling under the name One Miami, the development described herein was approved as a Major Use Special Permit by Resolution No. 02-1249, as later modified by Resolution Nos. 04-276, 04-419, and 05-035 (the "MUSP") . As approved, the development consisted of a total of three parcels: two of which are located along S.E. 4th Street between S.E.2°d Avenue and Biscayne Boulevard (Parcels "B" and "C") and one parcel located on S.E.2°d Avenue between S.E. 2"d and 3`d Streets (Parcel "D") (co llectively the "Property "). Falling within the Downtown Miami Development of Regional Impact (the "DRI") and designated CBD Commercial Business District in the City of Miami Future Land Use Map (the "Map") and the Official Zoning Atlas (the "Atlas"), the development was approved as consistent with the DRI, the Comprehensive Neighborhood Plan, and the Zoning Code. The overall development plan has undergone numerous modifications in response to market conditions. Currently, the approved mixed use facility consists of 1,500 dwelling units, a four story entertainment complex with a 16-screen theater, approximately 230,000 square feet of retail, a 9,000 square foot office component, and approximately 3,328 parking spaces. Met One, which occupies the eastern portion of Parcel B and includes 447 residential units as well as ground floor retail, is currently under construction. Met Three, which occupies all of Parcel D and consists of 696 residential units and approximately 91,000 square feet of retail space, is in the building permit stage of development. Met Square, which occupies the western portion of Parcel B, is in final design development for its four floors of retail, entertainment, and restaurant space. This submittal primarily modifies the Parcel C component of the project now known as Met Two. The proposal herein consists of two towers - a 700,000 square foot office building and a 400-unit hotel. The ground floor of Met Two consists of 30,400 square feetof retail space as well as separate grand entrance lobbies for the office and hotel uses. In total, this Substantial Modification to the MUSP seeks approval of 700,000 square feet of office, 264,010 square feet of retail, 1,194 residential units, 400 hotel units, and 3,689 parking spaces.
