PARCEL B & MASTER PLAN REVISION
A.) Parcel B Master Plan
The scope of services is to:
• Prepare a master plan for Parcel B for use as a community soccer field
• Coordinate the Parcel B master plan with the larger Museum Park concept design and the bay walk/river walk system
• Prepare a master plan cost estimate
Drawings unless otherwise agreed will be hand drawn in colored pencil on yellow trace over an AutoCAD base. Drawings will be
scanned and submitted in pdf format. The existing Museum Park study model will be used for the preparation of a study model.
It is assumed that presentation and client review will be undertaken as part of the regularly scheduled Cooper, Robertson &
Partners meetings for Museum Park.

B.) Master Plan Revision - Museum Location
It was agreed in the 11/1/05 afternoon meeting with the City Manager and Miami Art Museum Board members that Cooper,
Robertson and Partners would investigate revising the master plan for the museums area within the confines of the approved
concept design to allow for the Art Museum to be located in the western parcel and the Science Museum in the eastern parcel of
the 8-acre museum area.
The scope of services is to:
• Analyze the physical planning and design issues associated with the possible shift in location of the museums, including
the phased implementation of Art
• Prepare drawings illustrating the revised potential Art sculpture garden and Science Museum outdoor program space
• Following direction, prepare revised master plan drawings and illustrative conceptional building plans for the museums
area
• Prepare revised museum parcel and coverage drawings
• Present the revised master plan in Miami for agreement to proceed to design guidelines for the museums area

This proposal assumes the following,
• Museum Drive remains in its current alignment and role as the primary visitor/bus drop off and service drive for the
museums
• The Plaza remains in its current location and role as providing a major entry for each museum and a shared
exhibition/event space
• Park Promenade remains in its current alignment and role as a ceremonial and/or secondary visitor drop off for the
museums and as part of the normal internal road system for park visitors
• The system of internal park roads linking Museum Drive to the Restaurant and Biscayne Boulevard remains generally
unchanged
• The B-acre museum area parcel boundaries as presented in the meeting of 10/6/05 remain generally unchanged
• The museum programs remain unchanged
It is assumed that presentation and client review will be undertaken as part of the regularly scheduled Cooper, Robertson &
Partners Miami meeting days.

PARK UNDERGROUND PARKING
The scope of services is to develop the approved master plan for an underground parking structure of approximately 240 spaces
(90,000sf) to a design development level. We assume a construction budget of $10.5 million, excluding the above ground
headhouses (stair and elevator access). The parking structure design is to be fully coordinated with the evolving SD and DD
phases of the main Park and the master plan and guidelines for the museum area. The scope includes two (2) above ground
headhouse (elevator and stair) structures.
The tasks include:
• Geotechnical services including review of master plan cost estimate assumptions; development of constructability
options; coordination with cost estimator. NOTE: see attached detailed scope of service description.
• Development of architectural, civil, structural, MEP designs for a new underground parking garage until the completion of
DD stage. Documents are to be sufficiently complete to facilitate the development of a cost plan.
• Traffic and parking services: review access points, connections OD ti to ptopostu rai k roadway sys-tem,Lircutatiarr,
tamp grades, and geometry of the parking garage as they relate to local agency standards and acceptable industry
practice; a memorandum summarizing the critical traffic issues.
General Assumptions
• Any works associated with Hazardous Materials is excluded.
• Fire Protection design shall be performance based, with detailed fire alarm design by vendor.
• No emergency generator power is required. Life safety systems (lighting and fire alarm systems) will utilize battery backup.
• The schedule for this work will run concurrent with the existing schematic design and design development phases.
• Presentation and client review will generally be undertaken as part of the regularly scheduled Cooper, Robertson & Partners
Miami meeting days though we have allowed for one (1) additional Miami meeting day
The above scope is based upon the following exclusions
• Agency fees (plan check, permits, etc.)
• Off -site improvements other than indicated above
• Client / Contractor requested design changes following authorization to proceed to subsequent phase of work
• Market analysis
• Any additional items not included in above Scope of Work
