HomeMy WebLinkAboutExhibit 3THE CITY OF MIAMI, FLORIDA DEPARTMENT OF PUBLIC WORKS DECEMBER 13, 2005 REPORT OF PROPOSED RECORD PLAT OF BRICKELL FIRST LOCATED ALONG S.W. 1 COURT BETWEEN S.W. 12 STREET AND S.W. 13 STREET (CORAL WAY) * * The accompanying Plat entitled BRICKELL FIRST was prepared by Schwebke-Shiskin and Associates, Inc. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a replat of the property described in the attached Legal Description. The area platted consists of two (2) tracts containing approximately 38,169 square feet (0.87± of an acre). It is zoned R-4, 0. (2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Robert F. Jackson, Registered Surveyor and Mapper, this Plat complies with the plat filing laws of the State of Florida. (4) The City Zoning Board of Miami, Florida, after Public Hearing, has recommended the closing of that portion of S.W. 1 Court lying between S.W. 12 Street and S.W. 13 Street. This action was confirmed by City Commission Resolution No. R-05-0355. /io (5) The Certificate of Title Examination dated I7 �f signed by 8/a/t' 1Z1 /740/r > Z. , Attorney, indicates that the fee simple title to the property platted is correctly vested in Brickell First L.L.C., a Florida limited liability company, and Miami -Dade County, Florida, a political subdivision of the State of Florida, and that the Plat has been correctly executed. (6) The area platted is not encumbered by a mortgage. (7) In accordance with the requirements of Chapters 54 and 55 of the Code of the City of Miami, Florida, a Letter of Credit, in the amount of $9,715.00, has been executed by Brickell First, L.L.C., Principal, and Intercontinental Bank for the subdivision Improvements at BRICKELL FIRST. The Letter of Credit will accompany the Agreement between the City of Miami and BRICKELL FIRST, L.L.C., to guarantee the following: REMOVE APPROXIMATELY 765 SQUARE FEET OF EXISTING CONCRETE SIDEWALK REMOVE APPROXIMATELY 24 SQUARE YARDS OF EXISTING ASPHALT PAVEMENT CONSTRUCT APPROXIMATELY 943 SQUARE FEET OF 4-INCH NEW CONCRETE SIDEWALK (INCLUDING HANDICAP RAMPS) CONSTRUCT APPROXIMATELY 283 SQUARE FEET OF 6-INCH CONCRETE SIDEWALK CONSTRUCT APPROXIMATELY 24 SQUARE YARDS OF NEW ASPHALT PAVEMENT (1 1/2 INCH ASPHALTIC CONCRETE PAVEMENT AND 8-INCH LIMEROCK BASE) REMOVE APPROXIMATELY 110 LINEAR FEET OF 6-INCH CONCRETE CURB AND GUTTER CONSTRUCT APPROXIMATELY 110 LINEAR FEET OF 6-INCH CONCRETE CURB AND GUTTER (8) The attached Resolution has been prepared for the acceptance of the Plat by the City Commission of Miami, Florida. r Frank R.
