HomeMy WebLinkAboutAnalysisANALYSIS FOR SPECIAL EXCEPTION 5600 NE 4th Avenue & 368 NE 57th Street CASE NO. 2004-0895 Pursuant to Section 401, Article 4 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal to allow multifamily residential structure as conditional principal use in a C-2 "Liberal Commercial" zoned area with density equal to R-4 "Multifamily High -Density Residential" has been reviewed as follows: The following findings have been made: • It is found that the proposed residential use is compatible and will be beneficial to the area by providing new housing opportunities to the community. • It is found that the proposed use is in scale and character with the surrounding area. It is found that the proposed plan provides the required parking. • It is found that the applicant has been working with Internal Design Review Committee in regards to the articulation of the facades; furthermore, paint color samples and building materials have not been provided to determine aesthetic impact. • It is found with respect to all additional criteria as specified on Section 1305 of Zoning Ordinance 11000, the proposal has been review and found to the adequate. Based on these findings, the Planning Department is recommending approval of the application subject to following condition: 1. The applicant shall present final design details on the facades, including color and materials for review and approval by the Planning Director prior to the issuance of a building permit.
