HomeMy WebLinkAboutAnalysisANALYSIS FOR ZONING CHANGE 1 Herald Plaza FILE NO: 06-00379zc Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation as follows: The subject property consist of the south portion of the parcel which comprise the block bounded to the north by NE 15th Street and NE Bayshore Place aka "Herald Iaza" (Complete legal description on file at the Hearing Boards Office), from C-2 "Liberal Commercial" to SD-6 "Central Commercial -Residential District". The following findings have been made: • It is found that the subject property is currently under the same ownership of the parcel immediately to the north, which fronts NE Bayshore Drive (Herald Plaza). • It is found that this petition is part of a Major Use Special Permit (MUSP) for a mix - use project named "Herald Square Parcel 1". • It is found that the theoretical potential residential use created by this amendment will not be an intrusion into the existing liberal commercial uses due to the fact that the project is located in downtown area, where this type of mixed -use project already exist. • It is found that the requested change to SD-6 "Central Commercial -Residential District" will allow for greater flexibility in developing the proposed mixed use project. Based on these findings, the Planning Department is recommending approval of the application as part of the Major Use Special Permit.
