Location: Altos Plaza encompasses a city block with frontage on the North by S.W. 1st Street, the East by S.W 21st Court, the South by S.W. 3rd Street and the West by S.W. 22"d Avenue. Located along the western edge of the Latin District. Primary access is from S.W 22"d Avenue and S.W. 21st Court. Neighborhood: The neighborhood consist of Commercial, Office, Industry, and Multi -family residential Buildings. Surrounding Employment Centers: Civic Center, Perforating Arts (currently under construction), Miami CBD, Brickell Financial District, Coconut Grove (Mercy Hospital), Coral Gables CBD, and Miami International Airport Property: The property is approximately 2.16 acres with approximately 600 feet on both S.W. 22°d Avenue and S.W. 21st Court and approximately 160 feet on both S.W. 1st Street and S.W. 3rd Street. Existing Improvements: There is currently multiple commercial structures and a 16 unit apartment building consisting of 58,488 square feet of improvements Project Overview Altos Plaza is a proposed mixed -use real estate development to be located at Southwest lst Street and Southwest 22r'd Avenue. The development incorporates an array of uses including a 30,000 sq. ft. national supermarket which becomes the anchor to the project. In addition, the project consists of approximately 320 residential units, 43,500 sq. ft. of retail and office space, approximately 32,000 sq. ft. of accessory commercial space and a parking structure to accommodate approximately 640 Parking spaces. The project is designed around an open central atrium that exemplifies the pedestrians realm. The entire project is lined with pedestrian oriented activities that is in keeping with the City of Miami's designed objectives and standards. The proposed project is consistent with the revitalization priorities of the City of Miami, encouraging in expansion of the City's population that raises per capita income and enhances the property tax base.
