A. INTRODUCTION
5220 Biscayne Boulevard is a mixed -use development proposed for a parcel of land
zoned C-1 with an SD-9 overlay consisting of 1.85 gross acres or 80,739 square feet. It is
located along the western side of Biscayne Boulevard between NE 52nd Street and NE
52nd Terrace. The proposed development consists of the following: (i) 183 residential
dwelling units totaling 191,064 square feet; and (ii) 10,300 square feet of commercial
retail space. The square footage of the proposed building totals 201,360 square feet, and
is 120 feet in height. The height, setbacks, FAR, and density requirements as set forth in
the SD-9 District regulations are all satisfied.
The residential component of the proposed development includes variations of studio,
one -bedroom and two -bedroom units. The retail component faces Biscayne Boulevard
and will be located on the ground level. The frontage along Biscayne Boulevard is both
attractive and pedestrian -friendly, with extensive landscaping and transparent retail
fronts. Consistent with the SD-9 District, the parking garage is located to the rear of the
development, hidden from public view at Biscayne Boulevard. Despite its location to the
rear of the development, the north and south facade of the garage incorporates attractive
architectural features to soften its impact on adjacent properties. Parking for the retail
component is located on the ground level with the remaining three levels of parking
utilized for the residential units. Although the City of Miami Code requires 274 spaces
for the development, the developer is providing a total of 312 parking spaces to ensure
that visitors and residents of the development do not park within surrounding areas.
Lastly, the receiving area and service vehicle ingress and egress is also located to the rear
of the development with sufficient area within the site for loading and maneuvering of
such vehicles.
5220 Biscayne Boulevard will be one additional step in the positive transformation of the
Biscayne Boulevard corridor. The development will fit nicely with the scale and
intensity of existing and proposed residential and commercial uses, and will upgrade the
amenities and visual qualities of the corridor. In the end, Biscayne Boulevard will be an
active place to live, work, dine, and shop.
