Amendment to Article 6 of Zoning Ordinance 11000

Consideration of an Ordinance of the Miami City
Commission amending Ordinance No. 11000, as
amended, the Zoning Ordinance of the City of Miami,
Florida, by amending Article 6, Section 616, by
modifying regulations related to ground floor retail uses
in the SD-16 districts in order to exempt ground floor
retail uses from floor area ratio (FAR) requirements by
special permit; providing for criteria, providing for an
application and approval process; containing a repealer
provision and severability clause; providing for
transmittal to state agencies as required by law; and
providing an effective date.
Approval.
The proposed amendment is in order to encourage the
provision of ground floor retail uses in the SD-16 zoning
districts. The exemption for such areas from total floor
area calculations will allow the development of these
spaces without the need of eliminating other development
capacity to make it happen. The SD-16 districts are
located within the Southeast Overtown/Park West
Community Redevelopment Areas and as such, the
proposed amendment is deemed consistent with the
recently adopted Redevelopment Plan for this area. The
Class II Special Permit ensures that such spaces will be
designed appropriately.
