HomeMy WebLinkAboutIntroduction• • • BYBLOS A. INTRODUCTION. Byblos is a mixed -use development proposed for a parcel of land consisting of 1.07 acres of land or 46,505 square feet. It is located along Bird Road between S.W. 38th Street and 38th Court. It will consist of (i) a one -hundred and twenty (120) ft. tower which will provide thirty-eight (38) two story condominium loft units; (ii) 17,112 square feet of office space; (iii) 13,984 square feet of retail. The project's retail component faces Bird Road and will be located on the project's first two floors. The building has been setback an additional seven and half feet to provide a more pedestrian friendly atmosphere along Bird Road. A three level underground parking has been provided to serve the residential and office uses. Surface parking for the retail use is provided at the rear of the project across the alley which will be lushly landscaped to provide a buffer between the surface parking and the adjacent residential uses. Although the City of Miami Code requires 166 parking spaces for the project, we are providing a total of 215 parking spaces to ensure that visitors and residents of the project do not park within the surrounding residential neighborhood. Byblos will infuse life into Bird Road by providing a development of a scale and intensity that will fit well with its residential and commercial neighbors. By combining residential units, office space and retail, Byblos will provide its residents a place to live, work and shop.
