Dear Chairman Sanchez:
On May 3, 2004 the Miami River Commission heard a proposal to
amend the land use and zoning at 1622 - 1630 NW 22 Ave, from
Duplex Residential (R-2) to High Density Multifamily Residential (R-
4), presented by Mr. Ben Fernandez, Berkow Radell. The Miami River
Commission unanimously found the proposed amendment to High -
Density Residential in this low density / duplex, 2 story "upper river"
residential neighborhood to be inconsistent with the Miami River
Corridor Urban lnfll Plan. The MRC concurs with the City.of Miami
Planning Department, and the City of Miami Planning Advisory Board
in recommending denial of this application, which would "spot zone"
one development area to High -Density residential, where there is no
adjacent high -density zoning or land use, and therefore would be out
of scale and character with the surrounding neighborhood.
