MIAMI INTERNATIONAL AIRPORT February 18, 2004 Ms. Ana Gelabert Director of Planning and Zoning City of Miami 444 SW 2nd Avenue, 3i Floor Miami, FL 33130 RE: Ocean Palace Development, 850 NW LeJeune Road, Miami Dear Ms. Gelabert: This responds to your letter dated January 12, 2004 concerning the above referenced development. The Miami -Dade County Aviation Department (MDAD) appreciates the time you have taken to forward us the documents associated with this proposed development. MDAD has some concerns about the project as it is adjacent to the end of Runway 12/30 and inside the Outer Safety Zone (OSZ) as depicted in the proposed Land Use Zoning Ordinance for Miami International Airport (MIA). The OSZ limits residential units to less than two (2) per acre. This parcel also falls inside the Outer District and No School Zone. In addition, the number of units is extremely dense for this location. It should be noted that residential areas that surround our County operated airports are very noise sensitive. To allow encroachment of a development at this location will certainly increase the noise problem and work against our efforts to reduce aircraft noise impacts in residential areas. Based on the available information concerning the proposed development and taking into consideration the information listed above, MDAD strongly objects to this application.
