RE: Proposed development located at 850 NW 42 Ave (Ocean Mazda site) in
Miami, Ft.
Dear Ms. De las Cuevas -Diaz -
The Miami -Dade Aviation Department is in receipt of your August 10, 2004 request for a
height analysis at the above referenced property.
We have reviewed your request and find that at the referenced location, the maximum
allowable height is 74 ft Above Mean Sea Level (AMSL) so that it does not exceed the
obstruction standards established by the Miami -Dade County Height Ordinance for the
Miami International Airport. This property is located in the Instrument Approach District
of Runway 12-30 of Miami International Airport.
Please note that this is a preliminary height determination and does not constitute
approval by Miami -Dade Aviation Department for construction until coordination and a
"No -Hazard" determination from the Federal Aviation Administration (FAA) is obtained.
Before proceeding with design, any proposed construction will be required to file with
the FAA by using form 7460-1 `Notice of Proposed Construction Alteration for
Determination of Known Hazards'. Two determinations from FAA will be required, one
for construction cranes, and one for the structure proper. The form is available through
this office or through the FAA website: http://www2.faa.gov/formsfindex.html. This
form should be mailed to: Southern Regional Office, Air Traffic Division, ASO-520,
1701 Columbia Avenue, College Park, GA 30337.
Upon FAA determination, an approval letter from this office will be required before
issuance of a permit of construction from the City of Miami. Please forward a copy of
the FAA determination to the Miami -Dade Aviation Department (this office) upon your
receipt.

Because of a lack of a precise GPS coordinates, the maximum allowable height of 74 ft
AMSL is an estimate. Once a building location has been determined, you may re -submit
this info to us for another assessment. Please provide the GPS coordinates of the footprint
of the proposed structure in "degrees, minutes, seconds" format using a NAD83
projection with an accuracy of three decimal places (for the `seconds' number).
Please note that this height determination is issued on a preliminary or advisory basis.
You may not rely upon it as being approval of the project insofar as height is concerned.
Only Miami -Dade Planning & Zoning Department, can enforce the special zoning
provisions applicable to Miami -Dade Airports, and make the final determination as to
whether the County's zoning requirements and height limitations are met.
