CENTURY PALACE INTRODUCTION The proposed development consists of 4.31(net)/4.83 (gross) acre tract of land located on the west side of LeJeune Road, north of NW 7 Street, Miami, Florida (the "Property"). The Property was the former home of Ocean Mazda. The Property now sits vacant and underutilized. The Property is General Commercial in the Miami Comprehensive Neighborhood Plan (the "Plan") and is zoned C-2 in the City's Official Zoning Atlas (the "Atlas"). The applicants intend to develop the Property as a mixed use residential and retail development consisting of two (2) low rise buildings (less than 75 feet in height), with a total of 324 residential units, approximately 7,994 square feet of ground level retail most of which will be at the ground floor level of the building facing LeJeune Road and 664 parking spaces (collectively, the "Proj ec t"). The Project is consistent with the Property's General Commercial Designation and the residential portion of the Project is permitted in the C-2 District by a special exception. The Project incorporates urban design techniques with ground level retail along LeJeune Road. The Project has various amenities for residents including two podium level swimming pools and two clubhouses. All parking, loading, and trash collection functions occur interior to the site, thus maximizing the ground level pedestrian activities throughout the Project. The Project lies within walking distance of the proposed Miami Intermodal Center (the "MIC"). The MIC facility when completed will have upwards of 1 million square feet of various uses such as hotels, offices, and ancillary retail. Upon submittal, this application must be accompanied with a signed and current Zoning Referral, You will be responsible, if needed, to bring an interpreter for the English language to any presentation before city boards, committees and the city commission. A valid power of attorney will be required if neither applicant or legal counsel representing the applicant execute the application or desire to make a presentation before city boards, committees and the city commission. An additional cost to record the Zoning Board resolution is $6.00 for the first page and $4.50 for additional pages. All fees are subject to change. Section 2502 of the City's Zoning Ordinance 11000 defines phase project as follows: "A phased project is one which, due to its magnitude, has to be developed in stages.
