Re: Letter of Intent for Park Place Phase II Substantial Modification
Dear Teresita:
On behalf of the Park Place at Brickell, LLC, the owner of the Subject Property, we are
submitting a substantial modification to an approved Major Use Special Permit Resolution No.
01-1233. We are requesting approval for a modification to Phase II for an office building with
519,880 square feet of office space and 12,552 square feet of commercial/retail and
approximately 1,285 parking spaces. Phase II is located at 1432 Brickell Avenue, our application
seeks to retain the prior approval for a residential building for Phase II per Resolution No. 01-
1233 for 371 units as per plans on file, as well as obtaining approval for the office building, as
well. The developer will decide at building permit issuance which program it will build.
