Director October 12, 2004 Miami River LLC 848 Brickell Avenue, Suite 700 Miami, FL 33131 Dear Ladies and Gentlemen: RIVERFRONT-WEST - NEW TENTATIVE PLAT #1660 Located along SW 3 Street, North of the Miami River and West of South Miami Avenue )if j/ T// /2 IOE ARRIOLA City Manager The City of Miami Plat and Street Committee, at its meeting of October 7, 2004, approved the above tentative plat subject to the following revisions being made to the tentative plat, additional information being provided and/or variances being granted. Please be advised that the processing of your tentative plat cannot proceed until these conditions have been satisfied. 1. In the location sketch: a. Provide lot and block numbers, subdivision names and plat book and page numbers for underlying and adjacent subdivisions. b. Provide zoning designations and zoning district lines. c. Label the area to be platted as RIVERFRONT-WEST. d. Provide a sectional/fractional legal description. 2. Label the proposed parcels as Tracts A and B. 3. In the title block, include the name of the city, City of Miami. 4. Provide a certified copy of the ordinance changing the zoning designation from 0-Office to SD-6. 5. Reference SD-6, Central Commercial -Residential, as according to "Zoning Ordinance 11000, as amended, Article 4, Section 401, Schedule of District Regulations". 6. Provide plat book and page for the flood criteria information. 7. Elevations must be on City of Miami Datum. Also provide the benchmark Information. 8. Provide a tree survey, including height, diameter, spread, common and botanical names. 9. Label any unpiatted area, Including the proposed plat area, as NOT SUBDIVIDED, if applicable. 10. A mean high water survey approved by the State of Florida Department of Environmental Protection is required. Provide documentation from the State approving the mean high water survey. An opinion of title from the Trustees of the internal Improvement Trust Fund is required for the submerged lands lying within the limits of this plat, or adjust tract line to match mean high water line. 12. Verify the DB number for the 10 feet sanitary easement, 3949 or 3449? 13. If the sanitary easement is not released prior to the final plat, it must be shown on the plat. 14. Provide a copy of each instrument referenced in the special exceptions of the opinion of title. 15. Be more specific in the development statement. 16. All encroachments across proposed tract lines must be removed prior to the final plat. 17. Tentative plat application must be made with Miami -Dade County after receiving approval from the City of Miami Plat and Street Committee. 18. Backup documentation will be required for all who execute the final plat. A resolution for authority to execute documents and a Certificate of Good Standing from the Secretary of State is required, if applicable. 19. An opinion of title In the City of Miami opinion of title form must be provided at the time of final plat submittal. 20. Before final plat submittal to the City, a copy of each the final plat and the opinion of title must be submitted to Miami -Dade County for review and then retrieved and . submitted to the City. 21. The 50-foot wide roadway designated as SW 3 Street dividing parcels "2" and "3" must be dedicated as public right-of-way. In addition to the above requirements, you should be aware of the following: 1. State and local laws require the installation of various physical improvements in. the public rights -of -way when property is platted. These subdivision improvements include paving, drainage, landscaping, sidewalks, etc. In some cases this could represent a substantial investment on your part. 2. The alteration, relocation or installation of utilities such as storm and sanitary sewers, electric, telephone, water, etc. caused by this plat will be at the property owner's expense. Also, utility easements may be required on the property being platted. 3. A building permit will not be issued on the property being platted until the final plat Is recorded. Also, the Certificate of occupancy for any building construction will be Issued only after all the required subdivision improvements have been completed. 4. Approval for fire flow requirements must be obtained from the Fire -Rescue Department prior to the issuance of a building permit. Additional items must be provided to the City of Miami Department of Public Works before the final plat is submitted to the City Commission for approval. You will be notified in writing as to what these items are after the amount of the bond has been determined for the necessary subdivision improvements. 6. Tentative plat approval is only valid for one (1D year from the date of the Plat and Street Committee meeting at which time it was approved.
