HomeMy WebLinkAboutDesign Review CommentsC I T 0 F M A i • • • PLANNING A N 9 ZONING D EPAR T O E N PRE -APPLICATION DESIGN REVIEW COMMENTS MAJOR USE SPECIAL PERMIT MIAMI RIVERTOWN 1500 NW N RlvER DR 2/8/2005 The following comments represent the unified vision of the Pre -Application Design Review Committee, which consist of all staff members in the Urban Design and Land Development Divisions. COMMENTS: The following comments are being made in an effort to develop proiects to their highest potential and make a significant contribution to improving the quality of our built environment with great architecture and urban design. The committee appreciates the developer's willingness to meet with the committee to discuss the design options for the project. The following comments are in reference ae4y to the modified parking layouts presented in the meeting. The committee finds the parallel parking to be a preferable solution to the angled parking proposal. However, consider providing the parallel parking along NW N River Dr., and pursue the possibility of dedicating some of the land in the site for public right of way sidewalk access- Refer to the diagram on the following page which illustrates this solution. A dedication of approximately 8' would enable this solution, and would he acceptable to the Public Works Department without requiring replatting. This solution is preferable because it provides fewer vehicular pedestrian/vehicular conflict points, wider sidewalks, and improved vehicular traffic flow. This solution allows for a double row of shade trees to provide continuous shade for pedestrians. Alternatively, the applicant could consider extending the retail square footage closer to NW N River Dr. It is our intention with these comments to aid in expediting Special Permit applications with your voluntary efforts in making the necessary changes; thereby, avoiding any preventable delays particularly prior to a project's submission to the Large Scale Development Committee or the Urban Development Review Board. 1 • • Original Lot Proposed Dedication Line N0R1 R1 v I* of L It is our intention with these comments to aid in expediting Special Permit applications with your voluntary efforts in making the necessary changes; thereby, avoiding any preventable delays particularly prior to a project's submission to the Large Scale Development Committee or the Urban Development Review Board. 2
