HomeMy WebLinkAboutExhibit 3THE CITY OF MIAMI, FLORIDA DEPARTMENT OF PUBLIC WORKS MARCH 29, 2005 REPORT OF PROPOSED RECORD PLAT OF RIVER FRONT -EAST LOCATED ALONG THE WEST SIDE OF SOUTH MIAMI AVENUE BETWEEN SW 3 STREET AND THE MIAMI RIVER The accompanying Plat entitled RIVER FRONT -EAST was prepared by Ludovici & Orange Consulting Engineers, Inc. It is In correct form for submission to the City Commission and is forwarded with a recommendation that It be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a replat and subdivision of the property described In the attached Legal Description. The area platted consists of one (1) tract containing approximately 56,133 square feet (1.29± acres). It is zoned SD-6. (2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Arturo A. Sosa, Registered Surveyor and Mapper, thls Plat complies with the plat filing laws of the State of Florida./fa/ (4) The Certificate of Title Examination dated 2.7� signed by Ce/��6r'0/T. Zv/ram-. , Attorney, Indicates that the fee simple title to the property platted is correctly vested in NEO EPOCH 1, LTD., a Florida limited partnership, and that the Plat has been correctly executed. (5) The area platted is encumbered by a mortgage and the mortgage holder has executed the Plat and joined in its dedications. (6) As a result of a field investigation by the Department of Public Works, it has been determined that no Improvements shall be required at this time. Therefore, this Plat is forwarded to the City Commission of Miami, Florida, without the usual formality of a Contract and a Bond being provided.
