Purpose of Item: Authorize the City Manager to execute a Lease Agreement between the City of Miami (City) and Centennial Express, Inc. ("Lessor") for the lease of approximately 1,326 SF of warehouse/office space at 1251 NW 36th Street, Miami, Florida. The lease will commence on the date of execution of the lease between Lessor and Lessee for a term of one (1) year with the option to renew for two successive terms of two years each, subject to the negotiation of new rent for the extended term. The initial monthly rent shall be $1,105.00. Background Information: The Internal Affairs Division of the Police Department has been renting office space from Golden Sands Allapattah Corporation ("Golden Sands") at 1313 NW 36th Street since November, 2002 and needed warehouse/office space in close proximity to their offices. The principals of Golden Sands offered the Police Department space at a nearby property located at 1251 NW 36th Street, containing approximately 1,326 square feet, which is owned by another of its corporations Centennial Express, Inc. This space was provided to the Police Department at no cost. At this time Internal Affairs continues to need the warehouse/office space and Centennial Express has requested the City enter into a lease agreement for Internal Affairs continued use of the aforementioned space. The proposed monthly rent is $1,105.00 at a rate of $10.00 SF for a term of one (1) year. Internal Affairs will pay for its own electrical consumption and telephone.
