A RESOLUTION OF THE MIAMI CITY COMMISSION, WITH ATTACHMENTS,
AUTHORIZING THE CITY MANAGER TO EXECUTE A LEASE AGREEMENT
("AGREEMENT"), IN SUBSTANTIALLY THE ATTACHED FORM, BETWEEN THE
CITY OF MIAMI ("CITY") AND CENTENNIAL EXPRESS INCORPORATED
("LESSOR"), FOR THE CITY'S USE OF APPROXIMATELY 1,326 SQUARE FEET
OF WAREHOUSE/OFFICE SPACE WITHIN THE PROPERTY LOCATED AT 1251
NORTHWEST 36TH STREET, MIAMI, FLORIDA, SAID AGREEMENT TO PROVIDE
FOR: (A) AN INITIAL ONE-YEAR TERM TO COMMENCE ON THE DATE OF
EXECUTION OF THE LEASE BY LESSOR AND LESSEE; (B) AN INITIAL
MONTHLY RENT OF $1,105; (C) LESSEE TO PAY FOR ITS OWN ELECTRICAL
CONSUMPTION AND TELEPHONE; AND (D) AN OPTION TO RENEW FOR TWO
SUCCESSIVE TWO-YEAR TERMS, SUBJECT TO THE NEGOTIATION OF RENT,
WITH OTHER TERMS AND CONDITIONS AS MORE PARTICULARLY SET
FORTH IN THE AGREEMENT; AUTHORIZING THE CITY MANAGER TO
APPROVE AND EXECUTE NON -SUBSTANTIVE AMENDMENTS TO THE
AGREEMENT AS NEEDED.
WHEREAS, the City of Miami ("City") Police Department, Internal Affairs Division, has been renting
office space from Golden Sands Allapattah Corporation ("Golden Sands") within the property located at
1313 Northwest 36th Street, Miami, Florida, since November 2002; and
WHEREAS, the Internal Affairs Division needed warehouse/office space at a location in close
proximity to its offices; and
WHEREAS, the principals of Golden Sands allowed the City to use warehouse/office space free of
charge at the property located at 1251 Northwest 36th Street, Miami, Florida, with a total square
footage of approximately 1,326, owned by another of its corporations, Centennial Express, Inc.; and
WHEREAS, the internal Affairs Division continues to need use of the warehouse/office space and
Centennial Express is requesting the City enter into a lease agreement and pay a monthly rent for
Internal Affairs continued use of the aforementioned space;
NOW, THEREFORE, BE 1T RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI,
FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are adopted by
reference and incorporated as if fully set forth in this Section.
Section 2. The City Manager is authorized{1} to execute a Lease Agreement, in substantially the
attached form, between the City ("Lessee") and Centennial Express, Inc. ("Lessor"), for the City's use
of approximately 1,326 square feet of warehouse/office space within the property located at 1251
Northwest 36th Street, Miami, Florida; said lease to provide for: (a) an initial one-year term to

commence on the date of execution of the lease by Lessor and Lessee; (b) an initial monthly rent of
$1,105; (c) Lessee to pay for its own electrical consumption and telephone; and (d) an option to renew
for two successive two-year terms subject to the negotiation of rent, and with other terms and
conditions as more particularly set forth in the Agreement.
Section 3. The City Manager is authorized{1} to approve and execute amendments for
non -substantive modifications to the Agreement as needed.
Section 4. This Resolution shall become effective immediately upon its adoption and signature of
the Mayor.{2}

Footnotes:
{1 } The herein authorization is further subject to compliance with all requirements that may be imposed
by the City Attorney, including but not limited to those prescribed by applicable City Charter and Code
provisions.
{2} If the Mayor does not sign this Resolution, it shall become effective at the end of ten calendar days
from the date it was passed and adopted. If the Mayor vetoes this Resolution, it shall become effective
immediately upon override of the veto by the City Commission.
