PLATINUM ON THE BAY Architectural Design Narrative: PERNINS+WitL has been working alongside Maysvi}le, Inc. & Strategic Properties, in order to deliver a Multiunit rasidential tower to the area north of dawntevm Miami, called Edgewater. The main design concerns involve; 1.) Sensitivity to adjoining residential structures of varying scales in the placement of proposed building massing and delivery of services. 2.) Care in maximizing views tar nearby structures either existing, or in construction. This includes articulation of top garage levels. 3.) Elegant relationships to the water -front and adjoining street liners), 4.) altering a water -front He style, image and architectural style cmnmatwrate with Miami, The Site: Platinum on the Bay shag be located on a T shaped lot, bounded by NE 29 street on the south and NE 30th street on the north. The property stretches from bey frontage half way back to NE 4th avenue, to the west. The aggregate sites approximately 2.67 acres of net property and is at an average of 5 feet Above Mean Sea Level IAMSLI. It is immediately adjacent tea new residential high-rise project {already underway by sane owner) on its north west and to low -scale residential to the immediate west and south. ABer meeting with City of Miami officials we observed the need Inc addressing specific issues to the Site. Same of those which, are presently being addressed, are as follows; A.) Re -platting of the site will be required mainly due to an -platted properties at the north -most extremes. B.) Meeting the flood plain level of the project.
