REPORT OF PROPOSED RECORD PLAT OF
FIFTY FIFTH STREET CAFE
LOCATED, ALONG THE WEST SIDE OF NE 4 COURT

The accompanying Plat entitled FIFTY FIFTH STREET CAFE was prepared by
Schwebke-Shiskin & Associates, Inc. It is in correct form for submission to the City
Commission and is forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of the property described in the attached Legal
Description. The area platted consists of one (1) tract containing approximately
41,337 square feet (0.95± of an acre). It is zoned C-1.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Robert F. Jackson, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
(4) The City zoning Board of Miami, Florida, after Public Hearing, has recommended
the closing of that portion of NE 55 Terrace lying between NE 4 Court and the
railway right-of-way. This action was confirmed by City Commission Resolution No.
02-883.
(5) The Certificate of Title Examination dated /e1AV .24,Zf%d0.S'r, signed by
�z f9 ea/a , Attorney, indicates that the fee simple title to the
property platted is correctly vested In Mark's Classic Corp., a Florida corporation,
and that the Plat has been correctly executed.
(6) The area platted is encumbered by mortgages and the mortgage holders have
executed the plat and joined in its dedication.
(7) As a result of a field Investigation by the Department of Public Works, it has been
determined that no improvements shall be required at this time. Therefore, this
Plat is forwarded to the City Commission of Miami, Florida without the usual
formality of a Contract and a Bond being provided.
(8) The attached Resolution has been prepared for the acceptance of the Plat by the
City Commission of Miami, Florida.
