HomeMy WebLinkAboutexhibit 2THE CITY OF MIAMI, FLORIDA DEPARTMENT OF PUBLIC WORKS MARCH 29, 2005 REPORT OF PROPOSED RECORD PLAT OF 8600 EAST DIXIE LOCATED BETWEEN NE 87 STREET AND EAST DIXIE HIGHWAY EASTERLY OF NE 8 AVENUE * The accompanying Plat entitled 8600 EAST DIXIE was prepared by Manuel Felipe. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a replat of the property described in the attached Legal Description. The area platted consists of three blocks with 18 lots, a private road and a landscaping tract containing approximately 126,383 square feet (2.90±acres). It is zoned R-1. (2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Manuel Felipe, Registered Surveyor and Mapper, this Plat complies with the plat filing laws of the State of Florida. (4) The certificate of Title Examination dated 417/ ,2A®4"' , signed by /7/4 A .9l.4. 2/e/ ' , Attorney, indicates that the fee simple title to the property platted is correctly vested in 8600 Aqua Vista, L.L.C., a Florida limited liability company, and that the plat has been correctly executed. (5) The area platted is not encumbered by mortgages. (6) In accordance with the requirements of Chapters 54 and 55 of the Code of the City of Miami, Florida, a Letter of Credit, in the amount of $9,203.00 has been executed by 8600 Aqua Vista, L,L.C., owner, and First Southern Bank, for the subdivision Improvements at 8600 EAST DIXIE. The Letter of Credit will accompany the Agreement between the City of Miami and 8600 Aqua Vista, L.L.C., to guarantee the following: CONSTRUCT APPROXIMATELY 4150 SQUARE FEET OF NEW 4-INCH CONCRETE SIDEWALK (INCLUDING HANDICAP RAMP) CONSTRUCT APPROXIMATELY 750 SQUARE FEET OF NEW 6-INCH CONCRETE SIDEWALK CONSTRUCT APPROXIMATELY 79 SQUARE YARDS OF NEW ASPHALT PAVEMENT (1- INCH ASPHALTIC CONCRETE PAVEMENT AND 6-INCH LIMEROCK BASE) PROVIDE AND INSTALL APPROXIMATELY 12,256 SQUARE FEET OF SOLID SOD IN PLACE, INCLUDING PLANTING SOIL AND TOP DRESSING PROVIDE AND PLANT FOUR (4) PINK TRUMPET TREES (TABEBUIA HETEROPHYLLA) PROVIDE AND INSTALL FOUR (4) TYPE "D" CATCH BASINS WITH TYPE "D" FRAME AND GRATE PROVIDE AND INSTALL TWO HUNDRED (200) LINEAR FEET OF 18-INCH PERFORATED FRENCH DRAIN ALUMINUM PIPE (7) The attached Resolution has been prepared for the acceptance of the Plat by the City Commission of Miami, Florida.
