the first part, and the CITY OF MIAMI, a Florida municipal corporation, P. O. Box
330708, Coconut Grove Station, Miami 33233-0708, of the County of Miami -Dade, in
the State of Florida, party of the second part.
WITNESSETH that the said party of the first part, for and in consideration of the
sum of ONE DOLLAR ($1.00) and other good and valuable consideration to it in hand
paid by the party of the second part, the receipt whereof is hereby acknowledged, has
granted, bargained and sold to the said party of the second part, its successors and
assigns forever, the following described land situate, lying and being in the County of
Miami -Dade and State of Florida, to wit:
See attached EXHIBIT "A" attached hereto and made a part hereof.
And the said party of the first part does hereby fully warrant the title to said land,
and will defend the same against the lawful claims of all persons whomsoever.

A portion of Lot 30 of BISCAYNE REALTY COMPANY'S SUBDIVISION
OF BLOCK 5 OF THE EDWARD PENT HOMESTEAD, according to the
plat thereof, as recorded in Plat Book 3, Page 85, of the Public Records of
Miami -Dade County, Florida, being more particularly described as follows:
The part of said Lot 30 lying East of the City of Miami, Florida, base
building line along the West side of Gifford Lane, said base building Tine
being 25.00 feet West of and parallel with the centerline of Gifford Lane
and also being 8.56 feet West of the Southeast corner and 8,57 feet West
of the Northeast corner of said Lot 30 as measured along the South line
and the North line of said Lot 30 respectively.
Said portion containing approximately 428.3 square feet.
