Greenberg Farrow Architecture 1755 The Exchange Atlanta, Georgia 30339 RE: Potential Coconut Grove Home Depot (FL-416): Preliminary Trip Generation Comparison Dear Mr. Cervenak: In response to your request, we have prepared a preliminary trip generation comparison between the existing use and the proposed Home Depot development on the site located in Coconut Grove (Miami), Florida. The size of the existing use was obtained from the Land Title Survey (completed by Global Surveying of Brooksville, 8/11/04). As provided, two development scenarios have been assessed: 1) a prototypical Home Depot, and 2) the 'As of Right Plan' Home Depot plan proposed for this site. The existing conditions have been assessed with and without the Kmart shopping center use. Table 1 illustrates the trip generation comparison. Table 1. Trip Generation Comparison Land Use Size (sqft) ITE Code Daily Trips (vehs) PM Peak Hour Trips (vehs) EXISTING CONDITIONS Existing Shopping Center including Kmart Shopping Center 106,445 820 7,072 652 Existing Shopping Center excluding Kmart Shopping Center 32,913 820 3,982 301 HOME DEPOT DEVELOPMENT Prototypical Home Depot Home Improvement Superstore 139,529 862 4,158 342 As of Right Plan Home Improvement Superstore 133,761 862 3,986 328 In summary, the trip generation comparison shows that the prototypical size Home Improvement Superstore Development will generate sizably less traffic on a daily basis and during the p.m. peak hour than the existing shopping center land -use including Kmart. When compared with the site use of a shopping center that excludes the square footage for Kmart, the proposed 'As of Right Plan' generates only 4 additional daily trips, and 27 additional PM peak trips. We appreciate the opportunity to serve Home Depot, Inc. in the conduct of this study. If we can be of further assistance, please do not hesitate to contact us.
