Major Use Special Permit Request
SOUTH MIAMI AVE CONDO
1300-1340 SOUTH MIAMI AVE.
SD -7 CENTRAL BRICKELL RAPID TRANSIT
,MAJOR USE SPECIAL PERMIT MUSP, per Article 17 for development of 589
residential units.
MUSP as per Article 17 for development to provide parking in excess of(500) spaces or
more. Proposed 730parking spaces.
MUSP, as per Article 17, Section 1701, to permit residential in excess of two hundred
200 dwelling units, Proposed (589 units)
MUSP, as per Article 5, Section 502, PUD to increase 20% of the total floor area, for a
maximum of 131,448 square feet of bonus.
The Major Use encompasses the following Special Permits:
CLASS II Permits
CLASS II SPECIAL PERMIT, as per Article 4, Section 401, to allow construction
fence and covered walkway.
CLASS 1I SPECIAL PERMIT, as per Article 6, Section 607.7.2.1E for a development
bonus for every (1) square foot increase of up to a maximum increase of 1.0 times the
gross lot area. For a total of 82,074 sit of additional floor area and pay into the affordable
housing fund an amount of S12.40 per sft totaling S1,017,718.00,
CLASS II SPECIAL PERMIT, as per Article 7, Section 607.8.3 to allow open space
or private recreational open space.
CLASS II SPECIAL, PERMIT, as per Article 7, Section 607.7.2.2, for retail bonus of
17,548.
CLASS II SPECIAL PERMIT, as per Article 7, Section 607, for development of new
construction within the SD-7 Districts.
CLASS II SPECIAL PERMIT, as per Article 9, Section 920.1, to allow a trailer(s) for
construction and other temporary offices such as leasing and wales,
CLASS I SPECIAL PERMIT, as per Article 9, Section 906.,9, to allow for a special
event namely a ground breaking ceremony,

CLASS I SPECIAL PERMIT, as per Article 9 Section 918.2, for parking and staging
of construction during construction.
CLASS I SPECIAL PERMIT, as per Article 9, Section 920,1, to allow a construction
trailer.
CLASS I special Permit as per Article 10, section 10.3.2.2 to allow
development/construction/rental signage.
Per City Code, Chapter 23-Sa, Request for a Certificate of Appropriateness for ground disturbing
activity in an Archeological Conservation Area.
REQUEST for applicable MUSP conditions to be required at the time of shell permit
instead of at issuance of foundation permit.
Request for the following MUSP condition to be requi.red at time of shell permit
instead of at issuance of foundation permit:
a. The requirement to provide a letter of assurance for the Solid Waste Department;
and
b. The requirement to record in the Public Records a Declaration of Covenant and
Restrictions providing that the ownership, operation and maintenance of all
common areas and facilities will be by the property owner and/or a mandatory
property owner association; and
c. The requirement to record in the Public Records a unity of title or covenant in lieu
of unity of title.
Per City Code, Chapter 36. Construction Equipment Request for waiver of noise
ordinance while under construction for continuous pours.
