CASE NO. 2004-0928
Pursuant to Section 401 of Ordinance 11000, as amended, The Zoning Ordinance of the
City of Miami, Florida, the subject proposal has been reviewed to a allow a public
utilities substation for FPL in R-4 "Multifamily High -Density Residential zoning district
as follows:
The following findings have been made:
• It is found that the proposed new electrical distribution substation is in scale and
character with the surrounding area.
• It is found that the use is compatible with and will be beneficial to the area by
providing a much needed relief to the existing demands created by all the approved
developments, this substation will greatly enhance the demands of the area and avoid
the possibility of power outages.
• It is found that proposed project and design complies with all the Internal Design
Review Committee's design criteria of good urbanism principles and will greatly
enhance the SW 2nd Avenue corridor.
• It is found that the proposed layout provides adequate parking and circulation,
including ingress and egress, and the depicted landscape plan is adequate.
• It is found that with respect to all additional criteria as specified in Section 1305 of
Zoning Ordinance 11000, the proposal has been review and found to be adequate.
Based on these findings, the Planning Department is recommending approval of the
application as presented.
