The following comments represent the unified vision of the Pre -Application Design Review Comma ee, which
consist of all staff members in the Urban Design and Land Development Divisions.
COMMENTS:
The following comments are being made in an effort to develop projects to their highest potential and make a
significant contribution to improving the quality of our built environment with great architecture and urban
design.
Urban Design
• The building's form appropriately addresses the site's corner condition.
• The provision of retail and lobby space at the corner of S Miami Ave. and SW l lth St. is appropriate,
and the vehicular access to the garage is appropriately located as far away from this corner as possible.
• The provision of internalized loading is a positive contribution of the project.
Art hitecture
• The committee would like to commend the applicant on the design of the tower. The proportions,
massing and generous use of glass is appropriate. The illurrination scheme in the nighttune proposal
reveals a building which would make an excellent contribution to the skyline of the City.
• The use of glass walls and doors for the retail and lobby areas of the building along both street
frontages is appropriate. Separate Class II permits will be required to review any proposed signage at
the time when retail tenants occupy the retail spaces, in order to ensure the consistency of the
proposed signage with the building architecture.
Garage
• Consider a different solution for the 8 levels of exposed garage facing SW 11P5 St, rather than the use
of metal grilles for the entire garage height. Consider incorporating some glass elements in the garage
elevation area, in order to better unite the design appearance of the garage and the rest of the building.
Landscaping
• The schematic planting plan submitted is appropriate_ The proposed shade trees near the edge of the
curb along S. Miami Ave. are appropriately placed in order to provide shade and a buffer for
pedestrians between vehicular traffic.
It is our intention with these comments to aid in expediting Special Permit applications with your
voluntary efforts in making the necessary changes; thereby, avoiding any preventable delays
particularly prior to a project's submission to the Large Scale Development Committee or the
Urban Development Review Board.
