[orningside Civic Association appeal of Class 2 permits for 5301 and 5501 Biscayne Blvd.
March 10, 2005
Dear Miami City Commissioners:
At the annual general meeting of the Morningside Civic Association on January 30, 2005, a vote
was taken as to whether or not to support a 35 foot height limit or the 8.5-95 foot height limit.
With approximately 70 homeowners present, the vote was overwhelmingly for 35 feet. There
were no votes for 85-95 feet.
Also, the following member organizations of Miami Neighborhoods United have sent these
letters of support for Morningside's efforts to not allow high rises next to single family homes:
We, the members of Golden Pines neighborhood association, are in support of the
Morningside Civic Association's opposition to allowing high-rise buildings adjacent to the
single-family homes of Morningside.
We, the MiamiShenandoah Neighborhood Assn. are in support of the Morningside Civic Association's opposition
to allowing high-rise buildings adjacent to the single-family homes of Morningside.
Hugh A. Ryan
President- Miami Shenandoah Neighborhood Assn.
We, the Friends of Sewell Park, are in support of the
Morningside Civic Associations opposition to allowing
high-rise buildings adjacent to the single-family homes of
Morningside.
The Oakland Grove Neighborhood Improvement
Association Inc. strongly support the Morningside Civic Association,s rightful
opposition to allowing high rise buildings to be built next to the single family
residences in Morningside.

I am the President of the Lemon City Taxpayers Association. Our association
consists of business owners, property owners and residents in Lemon City and
Little Haiti. We strongly support the Morningside Civic Association and their
desire to limit the height of high rises on Biscayne Boulevard. We
particularly protest any potential high rises east of Biscayne Boulevard that exceed 85
or 95 feet. In fact, in most cases we feel even 85 feet and 95 feet is too
high and not compatible with the neighborhood. Again, we support the
Morningside Civic Association.

We, the Buena Vista East Historic Neighborhood Association are in support of
the Morningside Civic Association's opposition to allowing high-rise buildings
adjacent to the single-family homes of Morningside. Please reject this
inappropriate growth and protect Miami's historic neighborhoods from being
walled in by modern towers. Also, please consider the impact these developments
have on the quality of life of these communities in terms of increased traffic,
parking and use of other public facilities, which are already underfunded and in
poor shape. Thank you,
Wendy Stephan

Dear Commisssioners and Mayor Diaz
The Cocoanut Grove Village Council strongly supports the Morningside Homeowners Assn. in their desire to respect the scale
and context of their single family residential Historic Neighborhood. To allow four ten towering buildings of some 100feet to be
placed next to single story single family homes without transitional buffers is not your expressed vision for Miami 2100 and is
contrary to our current Master plan.
Our most viable and in this case also beautiful single family neighborhoods are being walled in one -by -one. Without the
protection of our elected officials these neighborhoods will lose their identity, not to mention ruining the quality of life of the
residents. We strongly support our neighbors in Morningside and we expect you will be championing and protecting your
constituents.
