HomeMy WebLinkAboutZoning AnalysisSILVERTON 310 NW 36t`' STREET C-2/LIBERAL COMMERCIAL Pursuant to Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal for Breeze, N.W. 36 Street and 3 Avenue, has been reviewed to allow a Major Use Special Permit. MAJOR USE SPECIAL PERMIT as per Articles 5 and 17, for a 20% PUD floor area bonus which will allow a 133,280 square foot development consisting of 112 residential units, 9,456 sq. ft. of retail and 250 parking spaces; SPECIAL EXCEPTION as per Article 4, Section 401, to allow multi family residential of a density of R-3 or higher on the property; CLASS II SPECIAL PERMIT, as per Article 4, Section 401, for a temporary construction fence and covered walkway; CLASS I1 SPECIAL PERMIT as per Article 9, Section 927, to allow temporary off - site parking during construction; CLASS lI SPECIAL PERMIT, as per Article 15, Section 1512, to request a waiver of City of Miami Parking Guides and Standards for reduction of required backup space for parking. Required width of stall when a wall or other obstruction occurs 9-6" required proposed 8-6" request to waive 1 foot. CLASS I SPECIAL PERMIT as per Article 9, Section 906.9, to allow for a special event namely a ground breaking ceremony; CLASS I SPECIAL PERMIT as per Article 9, Section 918.2, for parking and staging of construction during construction; CLASS I SPECIAL PERMIT as per Article 9, Section 920.1, to allow a construction trailer and watchman's quarters and other temporary offices such as leasing and sales; CLASS I SPECIAL PERMIT as per Article 10, Section 10.3.2.2, to allow development/construction/rental signage; REQUEST that the following MUSP conditions be required at the time of Temporary Certificate of Occupancy or Final Certificate of Occupancy instead of at issuance of foundation permit: c. the requirement to record in the Public Records a Declaration of Covenants and Restrictions providing that the ownership, operation and maintenance of all common areas and facilities will be by the property owner or a mandatory property owner association; and d. the requirement to record in the Public Records a unity of title or covenant in lieu of unity of title. 4;7 tit ?lot Aldo Reyes Date Chief Zoning Inspector 2
