The following comments represent the unified vision of the Pre -Application Design Review Committee, which
consist of all staff members in the Urban Design and Land Development Divisions.
COMMENTS:
The following comments are being made in an effort to develop projects to their highest potential and make a
significant contribution to improving the quality of our built environment with great architecture and urban
design.
Urban Design and Architecture
• The committee would like to compliment the applicant on the positive urban design features of the
project, including: the provision of a continuous colonnade along NW 36'h St., the inclusion of retail
and lobby space at the ground floor level on NW 36''' St., the minimal width and number of vehicular
curb cuts, and the containment of required loading bays within the garage.
• The proposed building has appropriate scale, massing and architectural features.
Garage
• The committee would like to compliment the applicant on the design of the garage elevations. The
garage becomes integrated into the framework of the design through the continuation of the pattern
of window and balcony openings from the rest of the facade.
• The garage screen details provided indicate that parked cars shall be hidden from view. It is
important that this treatment is earned over to all sides of the garage.
36th St. Improvements
Coordinate with the Florida Department of Transportation regarding the 361" St. improvement project, which
is currently underway. The committee encourages the provision of a continuous canopy of shade trees to
provide shade for pedestrians along NW 361h Si. Palm trees may be utilized periodically as an architectural
accent to the architecture of the building.
Landscaping
The proposed landscaping palette is appropriate, with the recommendation that street shade trees be provided
along NW 36'h' St., as stated above.
It is our intention with these comments to aid in expediting Special Permit applications with your
voluntary efforts in making the necessary changes; thereby, avoiding any preventable delays
particularly prior to a project's submission to the Large Scale Development Committee or the
Urban Development Review Board.

Landscaping
• Provide a landscaping plan indicating species of all trees and shrubs proposed for the project and sizes
at the time of planting, once this plan has been further developed.
• Indicate which areas of the site are proposed to be paving or landscaping. For instance, it is unclear
what is paved and what is landscaped at the southeast corner of the site, where the loading trucks pull
into for maneuvering.
It is our intention with these comments to aid in expediting Special Permit applications with your
voluntary efforts in making the necessary changes; thereby, avoiding any preventable delays
particularly prior to a project's submission to the Large Scale Development Committee or the
Urban Development Review Board.
