TUSCAN PLACE
LOCATED ALONG THE EAST SIDE OF NW 7 AVENUE
BETWEEN NW 5 STREET AND NW 6 STREET

The accompanying Plat entitled TUSCAN PLACE was prepared by Delta Surveyors,
Inc. It is in correct form for submission to the City Commission and is forwarded with a
recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of the property described in the attached Legal
Description. The area platted consists of one (1) tract of land containing
approximately 30,262 square feet (0.69± of an acre). It Is zoned C-2.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Waldo F. Paez, Registered Surveyor and Mapper, this Plat
complies with the plat filing law of the State of Florida.
(4) The City Zoning Board of Miami, Florida, after Public Hearing, has recommended
the closing of the alley and the two areaways of ADRIANCE SQUARE, Plat Book 16 at
Page 14. This action was confirmed by City Commission Resolution No. 02-241.
(5) The Certificate of Title Examination dated _Z S' , 2005, signed by
49/7i2 .7"/7c.1ah4V.1 , Attorney, indicates that the fee simple title
to the property platted is correctly vested in Tuscan Place II Limited Partnership, a
Florida limited partnership, and that the Plat has been correctly executed.

(6) The area platted is encumbered by a mortgage and the mortgage holder has
executed the plat and joined in its dedications.
(7) In accordance with the requirements of Chapters 54 and 55 of the Code of the City
of Miami, Florida, a Cashier's Check in the amount of $1,998.00 has been posted by
the owner, Tuscan Place 11 Limited Partnership. This Cashier's Check will accompany
the Agreement between the City of Miami, Florida and the Principal to guarantee
the following:
REMOVE APPROXIMATELY 150 SQUARE FEET OF EXISTING CONCRETE SIDEWALK
REMOVE APPROXIMATELY 30 LINEAR FEET OF EXISTING 6-INCH CONCRETE CURE
AND GUTTER
CONSTRUCT APPROXIMATELY 30 LINEAR FEET OF 6-INCH CONCRETE CURB AND
GUTTER
CONSTRUCT APPROXIMATELY 275 SQUARE FEET OF NEW 4-INCH CONCRETE
SIDEWALK (INCLUDING HANDICAP RAMPS)
NOTE: Not reflected in the cost of the subdivision improvement bond is the
pavement restoration requirements should Miami -Dade Water and sewer
Department require a watermain extension/upgrade. If a watermain
extension/upgrade is required, pavement restoration shall include milling
and resurfacing of the entire pavement width, curb to curb, for the full
length of the block.
(8) The attached Resolution has been prepared for the acceptance of the Plat by the
City Commission of Miami, Florida.
