REPORT OF PROPOSED RECORD PLAT OF
SOUTH DESIGN DISTRICT
LOCATED ALONG THE NORTH SIDE OF NE 36 STREET
BETWEEN NE MIAMI PLACE AND NE 1 AVENUE
The accompanying Plat entitled SOUTH DESIGN DISTRICT was prepared by J. Bonfill
and Associates, Inc. It is in correct form for submission to the City Commission and is
forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a subdivision of the property described in the attached
Legal Description. The area platted consists of one (1) tract containing
approximately 25,828 square feet (0.59 ± of an acre). It is zoned SD-8.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Juan J. Bonflll, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
(4) The City Zoning Board of Miami, Florida, after Public Hearing, has recommended
the closing of the 10-foot wide alley dedicated by Deed Book 231 at Page 463. This
action was confirmed by City Commission Resolution No. 02-815.
(5) The Certificate of Title Examination dated A-u 7. 4 , G249.6 '
signed by z-r ' ' ell/i7 , Attorney, indicates that the
fee simple title to the property platted is correctly vested in South Design District,
Ltd., a Florida limited partnership, and that the Plat has been correctly executed.
(6) The area platted is encumbered by a mortgage and the mortgage holder has
executed the plat and joined in its dedication.
(7) In accordance with the requirements of Chapters 54 and 55 of the Code of the City
of Miami, Florida, a Letter of Credit, in the amount of $1,776.00, has been executed
by South Design District, Ltd., Owner, for the subdivision improvements at SOUTH
DESIGN DISTRICT. The Letter of Credit will accompany the Agreement between the
City of Miami and South Design District, Ltd., to guarantee the following:
REMOVE APPROXIMATELY 300 SQUARE FEET OF EXISTING CONCRETE SIDEWALK
CONSTRUCT APPROXIMATELY 300 SQUARE FEET OF 4-INCH NEW CONCRETE
SIDEWALK
(8) The attached Resolution has been prepared for the acceptance of the Plat by the
City Commission of Miami, Florida.

Legal Description
A parcel of land lying and being in the Southeast quarter of Section
24, Township 53 South, Range 41 East, City of Miami, Miami -Dade
County, Florida, and being more particularly described as follows:
Commence at the Southeast corner of said Section 24; thence South
88° 23' 47" West along the South line of the Southeast one -quarter of
said Section 24, for 687.23 feet; thence North 01 ° 45' 02" West, for
35.00 feet to the Point of Beginning; thence S 88° 23' 47" West along
the Northerly Right of Way of Northeast 36th Street, for 117.22 feet;
thence North 01° 39' 25" West along the Easterly Right of Way of
Northeast Miami Place, for 201,37 feet; thence North 87° 44' 55' East
along the Southerly Right of Way line of 36t" Street Expressway, for
158.86 feet; thence South 01 ° 45' 02" East along the Westerly Right of
Way of Northeast 15t Avenue, for 108.16 feet; thence South 88°25' 28"
West, for 41.97 feet; thence South 01 ° 45' 02" East, for 95.03 feet to
the Point of Beginning.
Containing 28,178 square feet or 0.647 acres more or less by
calculation.
Said parcel of land includes the alley dedicated in Deed Book 231 at
Page 463 and which is more particularly described as follows:
Commencing at a point eight hundred and four and five tenths
(804.5) feet West of the Southeast corner of Section twenty-four (24),
Township fifty-three (53) South, Range forty-one (41) East; thence
North one hundred and twenty (120) feet for a point of beginning;
thence North ten (10) feet; thence East eighty-three and eight one
hundredths (83.08) feet; thence South ten (10) feet; thence West
eighty-three and eight one hundredths (83,08) feet.
Said alley containing 830.80 square feet or 0.02 acres.
