Pursuant to Section 55-15 (c) of the Miami City Code, the Planning and Zoning Department has reviewed the proposed street vacation and closure to determine whether it is in the public interest, or whether the general public would benefit from the vacation of the right- o f-way. The following findings have been made: It is found that the closure and vacation of the alley could have unanticipated long-term consequences and could ultimately facilitate the development of a building that is inconsistent with the height, bulk and scale of existing buildings in the neighborhood. • It is found that the property owner has failed to demonstrate any public benefits that would be provided as a result of the proposed alley closure and vacation. Based on these findings, the Planning and Zoning Department recommends denial of the request.
