Will our credit rating measure up? How can I save for the down payment and closing costs? Mayra Garrido, like most of us, felt insecure facing the home purchase process. She felt that the goal of owning her own home was far beyond something that she could obtain in her lifetime. To her, the process of becoming a first time homeowner was overwhelming and complicated. Mayra is a single mom with a 3 Yx year -old son, on a disability fixed income, and living in a mobile home park in Model City paying $350 rent. She never considered herself ready for homeownership until she met up with Haven Economic Development in August 2003. Mayra is now a living example that the American Dream can be accomplished. It all started when Nellie Sanchez, her friend, recommended that she become a member of the Haven Homebuyers Club. Over 1000 people in South Florida have attended our educational programs, which provide tools to assist in making sound financial decisions. An ounce of preventions is worth a ton of cure) By following the recommendations below, you can help your system to work properly for years to come: DO's: Conserve water to reduce the amount of wastewater that must be treated and dispose of by your system. Repair any leaking faucets or toilets. Divert down spouts and other surface water away from your tank and drainfield. Have your septic tank inspected and pumped regularly by a licensed septic tank contractor. Suggested frequency is 3-5 years. Keep your septic tank cover accessible for inspection and pumpings. Call your county health department or a registered septic tank contractor whenever you experience problems with your system. Keep a detailed record of repairs, pumpings, inspections, and other maintenance activities. DON'Ts: Don't drive over your tank and drainfield or compact the soil in any way. Don't dig around the tank or drainfield, or build anything over it, and don't cover it with hard surface such as concrete or asphalt. Don't plant anything over or near the drainfield except grass. Don't use a garbage disposal, or aft least limit its usage Don't use your toilet as a trash can or poison your system and the groundwater by pouring harmful chemicals and cleansers down the drain. Don't put in a separate pipe to carry wash waters to a side ditch or the woods. Use a laundry system. Don't waste money on septic tank additives. Don't allow backwash from home softeners to enter the septic system. Never enter a septic tank- toxic gases from the tank can kill you. The National Retail Federation reports in its NRF 2004 Holiday Consumer Intentions and Actions Survey that the average consumer plans to spend $702.03 this holiday season. CCCS offers the following tips to avoid unneeded holiday debt: Plan and shop smart Know how much you have to spend. Take a good look at your income and expenses and determine how much you can realistically afford for holiday expenses. Then figure how much is for gifts and how much for other holiday - related expenses. Don't forget to include gift -wrap, travel expenses and holiday entertaining when calculating expenses. Page 3 PLAN TO AVOID HOLIDAY DEBT Make a list and stick to it. Create a list of those people for whom you will purchase gifts and an estimated amount you can spend on a gift for each person. Add up the list and make sure the money for gifts is in line with your spending budget. If not, consider a less expensive gift or card for some on the list. When you have purchased a gift for everyone on your list, stop shopping!!! Shop around. Many stores have sales during the holiday shopping season. Take some time before hitting the stores, check the newspapers or other publications for sales information. You can make your gift budget last longer when you can save money purchasing items on. sale. Why not spend time together while volunteering at a food bank, an organization that provides toys for underprivileged children or other organizations that are especially busy during the holiday season. You can enjoy each other, .spread some holiday cheer and save money. Exchange services rather than gifts. Print up some fancy service certificates and give them instead of gifts. Examples of services you may wish to exchange include mowing and gardening, house cleaning or sitting, car washing, errand running, babysitting, gift -wrapping, holiday decorating or dismantling. If you find yourself behind schedule or where you intended to be, now is the time 10 navigate your way forward. If you step to the side of your set path, maybe you were meant to be there all along. The key is to keep moving. Consider changing pattems of behavior that haven't served you well in the past. With a few simple tips to outline your game plan, you should be ready to move full speed and make 2005 a year of successes. Look at your situation, not your feelings Much of your negative feelings result from how we perceive a situation, and not the situation itself. If you let your emotions run wild, your circumstances can seem just as unpleasant as you imagine them to be. Does this have any impact on YOU? Should you be worried that the increase in rates will cost you more? Should you pay any attention to this at all? More directly, does this recent change have any impact on your ability to buy a home? YES, but not always in ways you think it does. The interest rate that the Federal Reserve changes is a very short-term rate that the govemment charges to banks. Some banks need to borrow money in order maintain their required cash balance. This money is borrowed for very short periods — generally one or two days. The banks pass along this increase by raising their "Prime Rate", or the rate at which they lend money on a short-term basis to their best corporate customers. The process of the Federal Reserve raising and lowering the short-term rates keeps inflation in check. When the economy is slow, the Federal Reserve keeps the interest rates low to encourage borrowing, which helps businesses grow. The higher the rate, the less money companies are likely to borrow which means that the economy slows down and the inflation stays low. All of this has a POSITIVE impact on the mortgage rates. When inflation is in check, the economy generally remains strong. This keeps investors happy and willing to invest their money, and makes the market a positive one. Mortgage rates are not affected by short-term rates, but rather by these long-term investors. The stronger the economy is, the more people are willing to invest in Tong -term bonds, which is where mortgage money comes from. So, as long as inflation is under control, and the economy is strong, there are more investors giving out mortgage money, the rates stay lower. Sounds crazy, but it's true! Remember, Mayra is on disability fixed income! Next, Haven called Emilio Fernandez of Citibank. Emilio's first steps were to approach the different Miami -Dade agencies that could offer Mayra a type of grant andlor subsidy that could amortize the price of the property. Emilio (God bless you!) hand carried the loan package, discussed it to several people, and was able to obtain $56,000 in loans and subsidies from City of Miami First Time Homebuyers Program and Miami - Dade Housing Finance Agency. Additionally, Citibank added $3,000 and Haven $1,500 towards the purchase. Mayra also developed lasting relationships with members of Haven staff, Diana Amodei, Haven's closing coordinator, "Think positively, associate yourself with the right help, and you will achieve your goals and be a happy homeowner!"
