HomeMy WebLinkAboutexhibit2THE CITY OF MIAMI, FLORIDA DEPARTMENT OF PUBLIC WORKS SEPTEMBER 15, 2004 REPORT OF PROPOSED RECORD,PLAT OF PARC LOFTS LOCATED BETWEEN NE 17 STREET AND NE 17 TERRACE AND BETWEEN NE MIAMI COURT AND NE MIAMI PLACE The accompanying Plat entitled PARC LOFTS was prepared by Fortin, Leavy, Skiles, Inc. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a replat of the property described in the attached Legal Description. The area platted consists of one (1) tract of land containing approximately 50,268 square feet (1.15± acres). It is zoned C-2. (2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Daniel C. Fortin, Registered Surveyor and Mapper, this Plat complies with the plat filing law of the State of Florida. (4) The City Zoning Board of Miami, Florida, after Public Hearing, has recommended the closing of: 1.) a portion of the ten (10) foot wide alley running North and South in Block 4 of Robbins, Graham and Chillingworth's Subdivision (North Miami) as recorded in Plat Book A at Page 49 wand 2.) a portion of the West Hof the 10-foot wide alley running North and South in Block 4 of Robbins, Graham and Chillingworth's Subdivision (North Miami) as recorded in Plat Book A at Page 49 1/2. This action was confirmed by City Commission Resolution No. R-03-1111. C:\MyDirectory\PARC LOFTS-A.doc (5) The Certificate of Title Examination dated /17ke/1hr /' 2i7 ',o , signed by L. i"�s /if /ead,= e.� , Attorney, indicates that the fee simple title to the property platted is correctly vested in Urban One Development, L.L.C., a Florida limited liability company, and that the Plat has been correctly executed. (6) The area platted is encumbered by mortgages and the mortgage holders have executed the plat and joined in its dedications. (7) In accordance with the requirements of Chapters 54 and 55 of the Code of the City of Miami, Florida, a Cashier's Check in the amount of S8,936.00 has been tendered by the owner, Urban One Development, L.L.C. This Cashier's Check has been deposited with the Director of Finance and it will accompany the Agreement between the City of Miami, Florida and the Principal to guarantee the following: REMOVE APPROXIMATELY 483 SQUARE FEET OF EXISTING CONCRETE SIDEWALK REMOVE APPROXIMATELY 70 LINEAR FEET OF EXISTING CONCRETE CURB AND GUTTER CONSTRUCT APPROXIMATELY 70 LINEAR FEET OF 6-INCH CONCRETE CURB AND GUTTER CONSTRUCT APPROXIMATELY 1393 SQUARE FEET OF NEW 4-INCH CONCRETE SIDEWALK (INCLUDING HANDICAP RAMPS) CONSTRUCT APPROXIMATELY 125 SQUARE FEET OF NEW 6-INCH CONCRETE SIDEWALK (8) The attached Resolution has been prepared for the acceptance of the Plat by the City Commission of Miami, Florida. rank R.
