A RESOLUTION OF THE MIAMI CITY COMMISSION, WITH ATTACHMENT(S),
AUTHORIZING THE CITY MANAGER TO EXECUTE A LEASE AGREEMENT
("AGREEMENT"), IN SUBSTANTIALLY THE ATTACHED FORM, BETWEEN THE
CITY OF MIAMI ("CITY") AND CENTENNIAL INTERIORS CORPORATION
("LESSOR"), FOR THE CITY'S USE OF APPROXIMATELY 5,000 SQUARE FEET
OF OFFICE SPACE WITHIN THE PROPERTY LOCATED AT 1400 NORTHWEST
36TH STREET, MIAMI, FLORIDA, COMMENCING ON THE DATE LESSOR
DELIVERS POSSESSION OF THE PREMISES WITH AN INITIAL MONTHLY
RENT OF $3,383.25; ADJUSTING THE MONTHLY RENT TO $5,358.33,
EFFECTIVE OCTOBER 1, 2005 UNTIL DECEMBER 31, 2007, WITH THE OPTION
TO RENEW THE AGREEMENT FOR TWO (2) FIVE- YEAR PERIODS, AND A
MONTHLY RENTAL ADJUSTMENT BY ANY INCREASE IN THE CONSUMER
PRICE INDEX NOT TO EXCEED THREE (3) PERCENT AT THE BEGINNING OF
EACH FIVE-YEAR OPTION PERIOD, WITH OTHER TERMS AND CONDITIONS
AS MORE PARTICULARLY SET FORTH IN SAID AGREEMENT; FURTHER
AUTHORIZING THE CITY MANAGER TO APPROVE AND EXECUTE
AMENDMENTS FOR NON -SUBSTANTIVE MODIFICATIONS TO SAID
AGREEMENT AS NECESSARY.
WHEREAS, the City of Miami ("City") Department of Code Enforcement ("Code Enforcement") is in
need of office space within the Allapattah area; and
WHEREAS, Code Enforcement has been sharing office space with the Department of Community
Development at the property located at 1313 Northwest 36th Street, Miami, Florida, with a total square
footage of approximately 11,619; and
WHEREAS, the Department of Community Development has vacated the space as of December
31, 2004 due to a reduction of funding; and
WHEREAS, due to the configuration of the space, Code Enforcement cannot continue its
occupancy of the space; and
WHEREAS, the principals of Golden Sands Allapattah Corporation, proposed the relocation of the
Code Enforcement offices to a nearby property located at 1400 Northwest 36th Street, Miami, Florida,
owned by another of its corporations, Centennial Interiors;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI,
FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are adopted by
reference and incorporated herein as if fully set forth in this Section.

Section 2. The City Manager is authorized{1} to execute a Lease Agreement ("Agreement"), in
substantially the attached form, between the City and Centennial Interiors Corporation ("Lessor"), for
the City's use of approximately 5,000 square feet of office space within the property located at 1400
Northwest 36th Street, Miami, Florida, commencing on the date Lessor delivers possession of the
premises, with an initial monthly rent of $3,383.25, adjusting the monthly rent to $5,358,33, effective
October 1, 2005 until December 31, 2007, with an option to renew the Agreement for two (2) five-year
periods, and a monthly rental adjustment by any increase in the Consumer Price Index not to exceed
three (3) percent at the beginning of each five-year period, with other terms and conditions as more
particularly set forth in said Agreement.
Section 3. The City Manager is authorized to approve and execute amendments for non -
substantive modifications to said Agreement as necessary.
Section 4. This Resolution shall become effective immediately upon its adoption and signature of
the Mayor.{2}

Footnotes:
{1} The herein authorization is further subject to compliance with all requirements that may be
imposed by the City Attorney, including but not limited to those prescribed by applicable City Charter
and Code provisions.
{2} If the Mayor does not sign this Resolution, it shall become effective at the end of ten calendar days
from the date it was passed and adopted. If the Mayor vetoes this Resolution, it shall become
effective immediately upon override of the veto by the City Commission.
