1. Please include in the text that Biscayne Bay is the eastern boundary of the general
study area, as stipulated in an email from URS to the project traffic consultant.
2. Trip Generation Table 3-1: The formula for Specialty Retail is incorrect, although the
trip generation is calculated correctly. Please revise.
3. NE r° Avenue is rnislabeled in Figures 3, 4, & 5.
4_ Table D-1:lnclude the information on the Airport Owl and Night Owl bus routes, as
identified on page six of the report. Please separate the relevant transit information
for the project from the entire list of transit routes. Please note that transit routes 6, 48,
51, 93, and M were included in Tables D-2 and D-3, but not discussed in the body of
the report. Please revise.
5. Provide an illustration depicting the subject project and projects that impact the study
area. Illustrate and label the links that were studied by each project. If the links interact
with the study corridor and impact the traffic projections, please revise Table E-3 and
Table F-1. The list of committed projects on page 12 in the report that have traffic
information and the committed projects with traffic data in the attachment do not
match. Please revise.
6. In some format (excerpted page, table, or star figure), provide the MUATS distribution
in the report.
7. The applicant informed the Large Scale Development Review Committee on October
19, 2004 that there is the possibility of changing the retail use to a restaurant use.
Please note that the change in use from retail to restaurant will generate an increase
in traffic volume. The traffic study will need to be revised to reflect the change in use
and the subsequent increase in traffic.
*Please note that the Florida Department of Transportation (FDOT) has reviewed this
project and generated comments. Their memo is attached to this document.
