HomeMy WebLinkAboutexhibitBTHE CITY OF MIAMI, FLORIDA DEPARTMENT OF PUBLIC WORKS DECEMBER 6, 2004 REPORT OF PROPOSED RECORD PLAT OF DANJER MAXIAN LOCATED ALONG THE SOUTH SIDE OF NE 24 STREET BETWEEN BISCAYNE BOULEVARD AND NE 4 AVENUE A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA * The accompanying Plat entitled DANJER MAXIAN was prepared by Lannes & Garcia, Inc. It is in correct form for submission to the City Commission and is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: 1) The property platted is a replat of the property described in the attached Legal Description. The area platted consists of one (1) tract containing approximately 42,683 square feet 10.98± of an acre). It is zoned C-1, SD-20.1. 2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. 3) As certified to by Charles E. Clark, Registered Surveyor and Mapper, this Plat complies with the plat filing laws of the state of Florida. 4) The City Zoning Board of Miami, Florida, after Public Hearing, has recommended the closing of the 10-foot wide North -South alley of Block 6, EDGEWATER, according to the plat thereof, as recorded in Plat Book 2, Page 31, OF THE Public Records of Miami -Dade County, Florida. This action was confirmed by City Commission Resolution No. R-04- 0278. 5) The Certificate of Title Examination dated � ~-h, r" /‘,24,01jsigned by Sanford N. Reinhard, Attorney, indicates that the fee simple title to the property platted Is correctly vested in Sanford N. Reinhard, Trustee, and that the Plat has been correctly executed. 6) The area platted is not encumbered by a mortgage. 7) In accordance with the requirements of Chapters 54 and 55 of the Code of the City of Miami, Florida, a Cashier's Check in the amount of $19,797.00 has been tendered by the owner, Sanford N. Reinhard, Trustee. This Cashier's Check has been deposited with the Director of Finance and will guarantee the completion of the subdivision improvements according to the provisions of the Agreement between the city of Miami and the aforesaid owner. The following is required at the property platted: REMOVE APPROXIMATELY 1079 SQUARE FEET OF EXISTING CONCRETE SIDEWALK REMOVE APPROXIMATELY 360 LINEAR FEET OF EXISTING 6-INCH CONCRETE CURB AND GUTTER CONSTRUCT APPROXIMATELY 360 LINEAR FEET OF 6-INCH CONCRETE CURB AND GUTTER CONSTRUCT APPROXIMATELY 799 SQUARE FEET OF NEW 4-INCH CONCRETE SIDEWALK (INCLUDING HANICAP RAMPS) CONSTRUCT APPROXIMATELY 350 SQUARE FEET OF NEW 6-INCH CONCRETE SIDEWALK PROVIDE AND INSTALL APPROXIMATELY 4000 SQUARE FEET OF SOLID SOD IN PLACE, INCLUDING PLANTING SOIL AND TOP DRESSING) 8) The attached Resolution has been prepared for the acceptance of the Plat by the City Commission of Miami, Florida.
