Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordi-
nance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning
Atlas has been reviewed as follows:
The request is to change the Zoning designation from I "Industrial" to C-2 "Liberal
Commercial" as follows:
The subject property consists of several lots on the eastern half of the block
bounded by NW 23rd Street, NW 2nd Avenue, NW 22nd Street, and NW 5th
Avenue (Complete legal description on file with Hearing Board Office).
The following findings have been made:
• It is found that the requested zoning change will allow the property to add residential
uses (by Special Exception) to the mix of uses on the property as it is developed; this
component has been found to be consistent with overall master plans for the nearby
area.
• It is found that the subject property is ideally suited for mixed use given its proximity
to the Design District, to the north, and Downtown Miami, to the south; the property
also has convenient access to major arterial roadways and highways.
Based on these findings, the Planning and Zoning Department is recommending
approval of the application as presented.
