Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the
Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed
for an amendment to the Zoning Atlas as follows:
The request is to change the Zoning designation as follows:
Lot 3 on Block 8 and Lot 22, less South 10 feet for street of Block 8, ENGLEWOOD
SUBDIVISION (7 - 38), from R-2 "Two -Family Residential" to C-1 "Restricted
Commercial".
The following findings have been made:
• It is found that the subject properties are currently under the same ownership of the
immediately adjacent lots to the west, facing SW 37th Avenue, a major transportation
corridor.
It is found that the frontages of the subject properties are on SW 15th Street and SW
16th Street, the character of these streets are residential.
• It is found that this petition is part of a Major Use Special Permit (MUSP) for a mix -
use project named Urbania.
• It is found that the Land Use designation for the subject properties is not Restricted
Commercial, and requires a Land Use designation change as well.
• It is found that the theoretical potential commercial activities created by this
amendment will not be an intrusion into the existing residential neighborhood due to
the fact that the project includes all commercial uses along SW 37th Avenue.
• It is found that the zoning change will permit good urbanism principles, specifically,
walkup units along SW 37th Avenue and better massing and composition that allows
the building to scale down from Commercial to Residential in a way that does not
negatively impact the existing residential area.
Based on these findings, the Planning Department is recommending approval of the
application as part of the Major Use Special Permit.
