Please note the latest submittal reflects modifications to the proposed development. The revisions include 99 dwelling units and 2,413 square feet of retail space with 160 on -street parking. The original development included 98 dwelling units and 6,079 square feet restaurant. A revised trip generation and trip distribution is presented with the latest submittal. The revised development generates less trips than was originally presented. Our review comments are as follows: • A revised intersection capacity analysis shows the project intersections, in the future build -out year, would operate at an acceptable LOS during the PM peak period. • A schematic of the lane geometry is provided as requested; • The analysis is performed for the peak season conditions as requested. -We conclude the report along with the follow-up submittals adequately addresses all the traffic issues. However, the applicant must submit a complete bound traffic report incorporating all the revisions that have been performed to date.
