We have reviewed the response letter for the Lofts at Mayfair project prepared by Mr.
Jackson M. Ahistedt, P_E. dated September 29`h, 2004 in response to our comments
dated June 3rd and June 10th, 2004. A copy of the response letter is attached herewith.
Please note the latest submittal reflects modifications to the proposed development.
The revisions include 99 dwelling units and 2,413 square feet of retail space with 160
on -street parking. The original development included 98 dwelling units and 6,079
square feet restaurant. A revised trip generation and trip distribution is presented with
the latest submittal. The revised development generates less trips than was originally
presented. Our review comments are as follows:
• A revised intersection capacity analysis shows the project intersections, in the
future build -out year, would operate at an acceptable LOS during the PM peak
period.
• A schematic of the lane geometry is provided as requested;
• The analysis is performed for the peak season conditions as requested.
-We conclude the report along with the follow-up submittals adequately addresses all the
traffic issues. However, the applicant must submit a complete bound traffic report
incorporating all the revisions that have been performed to date.
