Lofts at Mayfair
MUSP General Report
Article 17 Requirements
In accordance with the requirements of Article 17 of the City's Zoning Ordinance,
the following General Report is provided as part of and in connection with this
application for Major Use Special Petmit for Lofts at Mayfair.
1. Property Ownership
The subject property is owned by Mayfair Lofts, LLC, a Florida limited liability
company. A Statement of Ownership, copies of deeds and the corresponding disclosure
of ownership information are provided under Tab B.
2. The nature of the unified interest or control.
Mayfair Lofts, LLC is the owner of those certain parcels of land located at 3327 and 3339
Virginia Street; and 2957 Florida Avenue, 3317 Virginia Street and 2954 & 2960 Oak Street. All
the property is controlled by the Property owners as set forth above.
3. Survey of the proposed area showing property lines and ownership.
A copy of the survey for the Property is included within Tab R.
4. Map of existing features, including streets, alleys, easements, utilities lines,
existing land use, general topography and physical features.
The existing site features and utility lines are shown on the Boundary Survey of the
property located under Tab R
5. Materials to demonstrate the relationship of the elements listed in (4) above, to
surrounding area characteristics.

The Drawings, planning studies and renderings submitted with this application are
located under Tab S.
6. Existing zoning and adopted comprehensive plan designations for the area on and
around the lands proposed for the Major Use Special Permit.
The existing zoning designation for the property, pursuant to City of Miami Ordinance
No. 11000 and Ordinance 11920 adopted March 23, 2000, is SD-2 Coconut Grove Central
Commercial District. Pursuant to the City of Miami Future Land Use Map of Ordinance
No. 10544, as amended, and Ordinance 11919 adopted March 23, 2002, the
comprehensive future land use plan designation for the Property is Restricted
Commercial. The zoning and the comprehensive plan designation are consistent with
one another. Furthermore, the development proposed by this MUSP application is
consistent with both the zoning and the comprehensive plan designation for the
property.
7. Analysis demonstrating consistency and concurrency with adopted comprehensive
neighborhood plan.
The Property is designated as "Restricted Commercial" in the Future Land Use Map of
the City of Miami Comprehensive Neighborhood Plan. The Miami Comprehensive
Neighborhood Plan provides that " ajreas designated as 'Restricted Commercial' allow
residential uses to a maximum density equivalent to 'High Density Multifamily
Residential' subject to the same limiting conditions."
8. Concept Plan.
Lofts at Mayfair is a multifamily residential development consisting of 99 apartment
units with 141 parking spaces in an underground garage. A detailed plan of
development is enclosed as part of this MUSP submittal.
9. Developmental Impact Studies
(a) Traffic Impact Study:
A Traffic Impact Study is included under Tab O.

(b) Economic Impact Study
An economic impact study that includes housing impact analysis in
included under Tab Q.
(c) Historic and Archaeological Preservation
The property is not located within any Archaeological Conservation area
or Historic Preservation area.
