Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning
Ordinance of the City of Miami, Florida, the subject proposal for an amendment to the
Zoning Atlas has been reviewed as follows:
The request is to change the Zoning designation as follows:
The subject property consists of one lot facing SW 6`h Street (Complete legal description
on file at the Hearing Boards Office), from SD-4 "Waterfront Industrial District" to SD-7
"Central Brickell Rapid Transit Commercial -Residential District".
The following findings have been made:
• It is found that the requested SD-7 "Central Brickell Rapid Transit Commercial -
Residential District" zoning designation is not immediately adjacent to the subject
properties.
• It is found that the requested change to SD-7 "Central Brickell Rapid Transit
Commercial -Residential District" zoning designation is not a logical zoning
designation for the subject properties in that it will represent an intrusion into a well
defined industrial area and, will appear as an isolated designation in the middle of an
area designated " Waterfront Industrial District"; it would be more appropriate if done
in a comprehensive manner based on a study for the whole district instead.
• It is found that the SD-4 "Waterfront Industrial District" category allows 0 units per
acre, and the requested SD-7 "Central Brickell Rapid Transit Commercial -Residential
District" category allows 150 units per acre.
• It is found that SW 6th Street in this specific area is a dead-end street.
Based on these findings, the Planning and Zoning Department is recommending
denialof the application as presented.
