VARIANCE
Zoning Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami.
Sec. 1901. Variance Defined; Limitations.
A variance is relaxation of the terms of the ordinance where such action will not be contrary to the public interest and where, owing to
conditions peculiar to the property and not the result of actions of the applicant, a literal enforcement of this ordinance would result in
unnecessary and undue hardship on the property. As used in this ordinance, a variance is authorized only for height, lot coverage,
dimensions of yards, parking, other open spaces and/or loading requirements. A variance is not a special permit.
