This application process is for your reference and review. It is intended to serve as a guide in acquainting you with our public hearing process. Following are a series of concerns/requirements for you take into account. By any means, please feel free to contact the department, should you have any questions. CITY OF MIAMI ORDINANCE NO. 11469, CODIFIED 1N CHAPTER 2, ARTICLE VI OF THE CITY CODE STATES THAT ANY PERSON WHO RECEIVES COMPENSATION, REMUNERATION OR EXPENSES FOR CONDUCTING LOBBYING ACTIVITIES TO REGISTER AS A LOBBYIST WITH THE CITY CLERK, PRIOR TO ENGAGING IN LOBBYING ACTIVITIES BEFORE CITY STAFF, BOARDS, COMMITTEES AND THE CITY COMMISSION. A COPY OF SAID ORDINANCE IS AVAILABLE IN THE OFFICE OF THE CITY CLERK (MIAMI CITY HALL), LOCATED AT 3500 PAN AMERICAN DRIVE, MIAMI, FLORIDA, 33133. The responses to the attached application must be typed and the complete application must be signed in black ink. It will be accepted, along with pertinent documents, only the first seven days (1-7) of the month from 8:00 am until 5:00 pm. Please note that the cashier located on the 4th floor will close at 4:00 pm; therefore, the complete application, reviewed plans and a paid receipt must be submitted. You will be responsible, if needed, to bring an interpreter for the English language to any presentation before city boards, committees and the city commission. Power of attorney will be required if neither applicant or legal counsel representing the applicant execute the application or desire to make a presentation before city boards, committees and the city commission. An additional recordation cost for the resolution is $6.00 for the first page and $4.50 for additional pages. All fees are subject to change. Also, for City Commission resolutions, please contact the City Clerk's Office at 305-250-5360. Applications for Zoning Change (Amendment to Zoning Atlas and/or Overlay District) and Land Use Change (Amend the Comprehensive Neighborhood Plan) will not be accepted unless it has a signature from the Planning and Zoning Department designee. Applications given to customers do not constitute action from the City of Miami without plans review and written comments from the Zoning Division of the Planning and Zoning Department. The present designation as R-2 is inappropriate as it under -utilizes the use and value of the subject property. Said lot encompasses two lots (11t and 12th) and about 100' of lot number 10. The subject property also abuts a C-2 designated zone. This type of designation allows the use of the subject property for office space, among other uses.. The lot size is bigger that the square footage (10 thousand sq. ft.) necessary for such intended use. The property does no lie within a designated historic site/district or an archeological zone. • • • EXHIBIT K Present zoning designation: question 11 of the Zoning Atlas and/or Overlay District • • 11. Statement as to why proposed zoning designation is appropriate (from the Application for amendment to the Zoning Atlas and/or Overlay District). We request a proposed designation as a C-2 as it abuts said type of zoning classification. The surrounded neighborhood is of mixed use and the proposed new use will provide a greater flexibility to said area. The subject property is located in a corner lot adjacent to a commercial marina. Commercial ventures are located on the a side of the property running parallel to North River Drive. The commercial intrusion of the proposed designation will have a negligible impact and is a logical extension for commercial use in the proposed location. The lot acreage is above the minimum size permissible for a C-2 designation of ten (10) thousand square feet (16,437 sq. ft). The building footprint is minimal compared to the green area within the subject property. The proposed change will allow the property owner to use his property in a manner more fully and valuable to him. It is to our interest to protect, maintain and beautify the subject property. These plans will have a beneficial impact to the value of the surrounding lots and the marina across North River Drive. • • • Miami Comprehensive Plan: Purpose of application Nature of use EXHIBIT L • • • What is the purpose of this application/nature of the proposed use? (from question number 15 of the Application for amendment to the Zoning Atlas and/or Overlay District and question number 7 of the application to amend the Miami Comprehensive Neighborhood Plan). Zoning Atlas and/or Overlay District (question 15) The purpose of our application is to amend the zoning on the subject property from a R-2 to a C-2. The C-2 district abuts the subject property. Said district allows a mix of retail and office uses. We intend to use said property for office space. Miami Comprehensive Neighborhood Plan (question 7) We are filing this application to amend said plan to change the present designation as a duplex -residential to general -commercial. We propose to change the use from a duplex -residential to office space.
